Approximately 36,000 residents live in this diverse and historic community, situated in Clay County in the northeastern part of the state. Middleburg is ideally located northeast of Camp Blanding Military Reservation. This proximity has contributed immeasurably to the town’s rapid growth and thriving economy. Additionally, Middleburg is about 25 miles from Jacksonville and about 35 miles from the Jacksonville International Airport. Although close to a major city, Middleburg is an outdoor lover’s paradise. Clay County’s Parks and Recreation Division manages approximately 11 community parks, 19 neighborhood parks, 11 public boat ramps and 35 miles of trails. The Black Creek Ravines Conservation Area and Jennings State Forest are located in Middleburg, and the Osceola National Forest and Gold Head Branch State Park provide even more outdoor fun. Residents can learn about the area’s history at the Middleburg Historical Museum and the Hilltop Heritage Museum. Public school students are served by the Clay County School District, which operates several Middleburg schools. Private and parochial schools, including Madeira Christian Academy, Annunciation Catholic School and Pinewood Christian Academy, provide alternate educational choices. Middleburg real estate and homes for sale are relatively affordable. Ranch or contemporary-style single-family homes offer lovely water views. Middleburg’s real estate market consists primarily of single-family detached homes for sale. Single-family homes range from the mid-$100,000s for those in areas like Hunter Trace and Sheraton Lakes, to the mid-$400,000s in communities such as Black Creek Hills. Most of these homes for sale are of the ranch, contemporary or traditional styles and have three or four bedrooms, attached garages, fireplaces and large wooded lots. Some homes have water views or water frontage, and some communities offer access to boat facilities. Prices for large luxury homes and estate properties can exceed $900,000. These larger homes typically have multiple-car garages, greater acreage, five or more bedrooms and water frontage and/or views. A few condominiums and townhouses are available for sale, generally priced at under $150,000. Land and lots are abundantly available for custom construction.

Middleburg Real Estate Stats and Trends for the week of April 19th, 2020: homes priced around $244,153 compared to $244,897 the previous week, for a slight decrease of less than -1%.  For Sunday, April 19th, the current national mortgage rate for a 30 year fixed mortgage is 4.51%; the 15 year fixed rate is at 3.90%. For a loan larger than conventional conforming loans, or 'jumbo' loan, the 30 year rate is 4.41%, while the 15 year jumbo rate currently is at 4.12%.
